Kansas City Real Estate With a Little More Flavor

Kansas City knows BBQ. I know Kansas City real estate. Both come down to knowing the neighborhood, understanding what makes each place different and knowing the sauce.

Not Your Typical Realtor. Not Your Typical Realtor Bio.

You probably don't need another real estate bio filled with stiff, corporate-sounding paragraphs about awards and accomplishments.

What you probably want to know is much simpler: Will I return your calls? Will I tell you the truth? Can I solve problems? Can I negotiate? And will I actually look out for you when things get complicated?

Those are much better questions.

KANSAS CITY THROUGH & THROUGH

Real Estate Is a Lot Like Kansas City BBQ

Every Kansas City BBQ joint has its own flavor. The same is true of neighborhoods and communities throughout the metro.

Buying in Independence is different from buying in Overland Park. Selling in Lee's Summit can require a different strategy than selling in Blue Springs. Olathe isn't Liberty, and Raymore isn't the Northland.

Broad market averages only tell part of the story. You need to understand the individual property, neighborhood, competition and likely buyer.

In other words: you need somebody who knows the sauce.

REAL QUESTIONS • REAL ANSWERS

What Is It Actually Like to Work With Me?

Will you return my calls and emails?

Yes. Without question.

Poor communication is one of the biggest frustrations people have with real estate transactions. I work hard to respond quickly and keep clients informed about what is happening and what comes next.

Are you going to tell me what I want to hear?

Not if the facts say otherwise.

Sometimes good real estate advice sounds like, “Don't buy that house,” “Don't spend that money before selling,” or “We're priced too high.”

My job is not to tell you what sounds good. My job is to help you make a better real estate decision.

Are you easy to work with?

I'm candid, approachable and loyal to the people I represent. I like having a good time, but I take the transaction seriously.

When something needs to be negotiated, fixed, explained or pushed across the finish line, I don't disappear.

AREAS OF EXPERIENCE

What Types of Real Estate Do I Work With?

My background covers more than one type of real estate transaction. Some of my stronger areas include:

Residential home buyers
Residential home sellers
First-time homebuyers
Military relocation and PCS moves
Investment properties and fixer-uppers
Commercial real estate
Rural property, land and acreage
Luxury and specialty properties

If what you're trying to accomplish isn't on that list, contact me anyway. If I am not the right person for the job, I can help point you toward someone who may be.

WHEN I'M NOT WRITING CONTRACTS

Houses, Food, Dogs & Kansas City Sports

Being a house flipper teaches you plenty of DIY skills, so I'm pretty handy when it comes to fixing and improving things.

I also enjoy cooking, gardening, animals and Kansas City sports. Houses, dogs, BBQ and football can usually keep a conversation going around here for quite a while.

WHAT I BRING TO THE TABLE

Skills That Matter When the Transaction Gets Complicated

Listening: Understanding what you're actually trying to accomplish before giving advice.
Communication: Keeping you informed rather than leaving you wondering what happens next.
Problem solving: Finding practical solutions when the transaction doesn't follow the easy path.
Negotiation: Looking beyond price to inspections, financing, concessions, timelines and possession.
Contract knowledge: Paying attention to deadlines, obligations and details that matter.

DON'T JUST TAKE MY WORD FOR IT

What Do My Clients Think?

I'm probably not the most objective person to answer that question. My clients are.

BUYING

Buying a Home in Kansas City

Finding homes online is easy. Figuring out which home actually makes sense is where experienced representation becomes valuable.

I help buyers compare condition, pricing, neighborhoods, inspections, competing offers and contract terms before making a decision.

The internet helps you find and explore homes. I help you decide whether the home, price and contract actually make sense.

SELLING

Selling a Home in Kansas City

Selling requires more than putting a property in the MLS and hoping buyers find it.

Pricing, preparation, photography, marketing, offer evaluation, inspections, appraisal, title and negotiation all matter.

My job is to help coordinate those moving parts from the initial pricing conversation through closing.

MY APPROACH

Clients Come First

My philosophy is simple: clients come first.

That means communicating, keeping you informed, being candid about what I see and helping you understand your choices throughout the transaction.

I don't measure a successful transaction only by whether it closed. You should finish the process feeling like you had somebody in your corner who did the job the way it should be done.
